Approved shopping center site already called for an anchor store that was too small.
Two historic buildings on site needed to be retained.
Due to its close proximity to local neighborhoods, the center required a "people place" that encouraged foot traffic.

solution
Donahue Schriber introduced a unique architectural plan that allowed the historic buildings to remain. With that assurance in hand, the city backed plans for a larger grocery anchor at the center.
To create an inviting gathering place, a lighted trellis walkway and a food court area with a fountain were incorporated to allow for community and center events, such as a summer concert series.

results
Maintains 100 percent occupancy level.
Sales have risen steadily since the center's opening and are now more than $400 per-square-foot.
In 2001, sales increased more than 50 percent.
